The basis for property tax is the fair market value of the property, which is established as of January 1 of each year. The tax is levied on the assessed value of the property which, by law, is established at 40% of fair market value. The amount of tax is determined by the tax rate (mill rate) levied by various entities (one mill is equal to $1.00 for each $1,000 of assessed value, or .001).
Property tax bills are usually mailed in October and due by Dec. 20. Penalties are assessed beginning Dec. 21. The Lumpkin County Tax Commissioner also collects property taxes for the city of Dahlonega. Contact the Lumpkin County Tax Commissioner’s office for more information at (706) 864-2666. A homestead exemption is a reduction in homeowners’ property taxes. Currently, the homestead exemption in Lumpkin County reduces the taxable value of a home by $2,000. To qualify, the homeowner must apply for this exemption between January 1 and March 1. Once granted, this exemption is automatically renewed each year as long as the homeowner continuously occupies the home under the same ownership.
In addition to the standard homestead exemption, there are additional exemptions for residents age 62 and older and disabled veterans.

Habitat for Humanity
In addition to various government sources of assistance, Habitat for Humanity has an affiliate in Lumpkin County. Habitat for Humanity is a non-profit Christian housing ministry that builds affordable houses using donated volunteer labor and materials and sells them via 0%-interest loans to responsible, low-income families.
